Our transferees and relocation clients are very interested in your input and ideas for effective production and use of videos on You Tube to promote your listings. What have you found works....and doesn't work? Thoughts on equipment, lighting, voice, etc.? Should the seller be involved in production (the personal touch)? Any good success stories? We've got a lot of transferee and corporate inventory listings we need to sell! Let's hear from the best of you "Hollywood" producers!

I wanted to do a YouTube video of one of my listings but the seller wasn't inclined to let me do it. The property is now vacant so I'm going to ask again. I've seen some videos of our agents' listings on YouTube and liked the way they looked. I just saw a video done with a Flip camcorder and Microsoft Moviemaker on another site--looked pretty good. I personally don't think the seller should appear but asking them to give suggestions on the "best features" etc. and perhaps some ideas of places to include--playground, train within walking distance etc. would be a great way to involve them.

VisualTour.com has recently done an update to their program which will allow there tours to be converted to video for uploading to the web etc. Don't know if that includes the MLS or not. I can post my visual tours I know but haven't checked on video tours with TReND.

I use http:www.visualtours to create my virtual tours. There are several benefits: first, they export to Trend MLS with an IDX neutral version and realtor dot com for just $20. per tour, then they also export out to 10+ other sites, they provide stats for the seller and other nifty features like an Inventory Page which you can see at http:www.mainlinepatoday.com. As Pat mentioned they have a new format that can posted on UTube on my "to do list". Also, http://www.postlets are excellent for posting to Craigs List and they're free :-)

I wouldn't post directly to YouTube because of the quality. You might want to first upload any video to vimeo or viddler, or some site like those. This will typically get you better image quality. There's also a site called tubmogul or tubemogul? This site will allow you to syndicate your video across a number of platforms.
I haven't done any videos because the quality of videos that I can produce aren't good enough. So, if you have a high end listing, I would certainly suggest you use a professional to shoot and edit the property, you'll get a much better product.
